Job Summary:

The Arizona Department of Administration (ADOA), General Services Division (GSD) is seeking a skilled Building Engineer to maintain State buildings. This critical role ensures the efficient handling of all maintenance requests, from prioritizing and delegating tasks to vendors when necessary, to personally performing corrective and preventative maintenance. The Building Engineer will be responsible for the day-to-day upkeep, repair, and optimal operation of all building systems and equipment. A strong understanding of plumbing, electrical, carpentry, general maintenance, and HVAC is essential. This position requires flexibility, as the Building Engineer will be expected to work some weekends and holidays, and participate in after-hours work as needed.

Job Duties:
  • Troubleshoots, maintains, inspects, modifies and repairs building systems - such as but not limited to plumbing
    systems, electrical systems, overhead doors & gates, fire alarm systems, fire sprinklers, interior & exterior,
    doors, carpet & tile flooring, drywall & painting, ceiling tiles, lights, emergency systems, door hardware, and
    elevators
  • Performs periodic general preventative maintenance on the mechanical, electrical, HVAC, and plumbing
    systems, which involves normal lubrication, adjustments, cleaning, replacement of consumable parts (such as
    filters, indicator lights), and periodic testing of the equipment
  • Utilize computerized maintenance management system for work orders, parts orders, updates, and completion
    data. Able to work day/night shift and weekends to support 24x7 operations
  • Must be able to work in a team environment and demonstrate excellent customer service skills
  • Interact with customers from beginning to completion of each work order
  • Interact with contractors to schedule, assist, and ensure on-time completion of contracted projects
  • Explore and seek out any opportunities for improving equipment performance and longevity
Knowledge, Skills & Abilities (KSAs):

Knowledge of:

  • Electrical, mechanical, EMS, and HVAC/Stationary Engineering systems, Plumbing, drains, and supply water systems
  • OSHA, local, state, and federal codes
  • Reading and interpreting blueprints, schematics, and ladder diagrams
  • Current construction principles, methods, and techniques
  • CMMS systems and their use

Skills in:

  • Estimating time and material requirements for work projects, including cost analysis of repairing existing equipment versus replacement with new equipment
  • Installation, repair, and maintenance of all HVAC systems and assignments common to the trade
  • Effective customer service and communication skills
  • Understanding and interpreting blueprints, schematics, and ladder diagrams

Ability to:

  • Diagnose problems/malfunctions in a wide variety of systems and equipment
  • Inspect, service, repair, and install a wide variety of refrigeration equipment, flooring, roofing, ceiling, fire alarm, electrical switches, and miscellaneous building items
  • Effective oral and written communication
  • Maintain records and prepare reports
  • Be flexible and adapt to changing priorities
Selective Preference(s):
  • Five years previous building operations engineering experience, with emphasis in one or more of the following: electrical, plumbing,
    mechanical or HVAC.
Pre-Employment Requirements:
  • Certification for refrigerant recovery (EPA Universal Certification)
  • Valid Arizona driver's license
  • Background and reference check, including a criminal records verification
