ARIZONA DEPARTMENT OF REAL ESTATE 

The Department of Real Estate regulates the sale of subdivisions, unsubdivided lands, timeshares, condominiums, membership campgrounds, and cemeteries.

The Department of Real Estate also approves and monitors pre-licensing instruction, testing and continuing education courses and oversees the activities of licensees, investigates complaints against licensees and land developers, and participates in administrative hearings pertaining to their conduct.

Job Summary:

The Compliance Specialist works independently under minimal supervision, performs brokerage audits, licensee audits, school audits, instructor audits, and investigations.

The Compliance Specialist reviews and ensures compliance with statutory requirements as a brokerage, licensee, school, transaction documentation requirements, operating account requirements, and property management trust accounting.

The Compliance Specialist also reviews and delivers completed reports to the Audit and Investigative Manager showing if the case was found in compliance, out of compliance, or needing further enforcement actions.

Job Duties:

• Performs comprehensive audits of financials, operational and transactional records of brokerages and licensees to verify compliance with the Arizona real estate statutes and rules

• Receive and follow process for all types of investigations. Ensure proper procedure is followed when demanding, subpoenaing, or communicating for information or documentation from the respondent

• Prepare comprehensive reports and referrals that outline findings of the investigation or audit; provide evidence when an audit or investigation is not found in compliance with the law

• Inspect, examine, and analyze, including comprehensive research on complex real estate documents, financial statements, and accounts

• Assist walk in traffic for Audits or Investigations as needed; respond to incoming messages, telephone calls, and mail as needed

• Flexibility to cross train and assist in any needed role for the department

• Conduct interviews in person, video/remote, or by telephone

• Other duties as assigned as related to the position

Knowledge, Skills & Abilities (KSAs):

Knowledge:

• ARS Title 32 Chapter 20 and AAC Title 4 Chapter 28

• Knowledge of Audit process and accounting

• Time Blocking for Case Management

Skills:

• Research, analyzing, and interpretation of state laws and case law as pertaining to case by case basis

• Clearly define without bias non compliant areas

Ability:

• Effectively telework and still hit deadlines

• Learn and adapt to new technologies

• Utilize Google Suite

Pre-Employment Requirements:

• Employees who drive on state business are subject to driver license record checks, required to maintain acceptable driving records and complete any required driver training (see Arizona Administrative Code R2-10-207.11)

• Requires possession of and ability to retain a current, valid state-issued driver license appropriate to the assignment
